Can You Help Me Buy a Home?

Whether you are buying your first home, 10th home or an investment property, I am committed to making the process as simple, fun and as easy as possible.

I will help guide you through each step of the buying process, offering sound advice along the way. By working with a professional agent who knows the ins and outs of the real estate industry, you’ll not only end up with a great home, but you’ll also walk away with a great experience.

Here are some of the key areas that I can help you with:

Getting pre-approved by a lender

If you don’t have a lender, please ask me about my preferred lenders who can assist you and make sure the funds are available to close on your new home.

Choosing a home

For most buyers, choosing a home is an emotional process. I can assist you in this process by offering objective information about each property you are considering. From local community information to home-specific details like the condition and amenities of a property, I can help you find the right neighborhood and the home of your dreams.

Making an offer

Once you’ve found the home of your dreams, I will research recent comparable sales of similar homes in the area to help determine a fair market price. Based on those comparable sales, I will then help you structure an offer and negotiate to get the very best deal possible. In competitive markets I will help you understand what is needed to put the best possible offer forward to secure your home.

INSPeCTION

After your offer is accepted, I will provide you with a list of preferred inspectors and recommendations of any other tests that should be completed on your home before the inspection date. Once completed, I will review the inspection report with you and help you make recommendations of objections to ask of the seller moving forward in your objection. I will help negotiate the Inspection Resolution from the seller to make sure we can all come to a good and fair agreement.

Appraisal

If you are using a loan to purchase the home, the lender will send out an appraiser to evaluate and ‘appraise’ the home, letting you know their perceived value based on similar comparable sales in the neighborhood. The loan can not be higher than the appraised value, so I will always provide you with similar comparable properties and pricing before we submit an offer, so we will have an idea of what an appraisal value might be, and help the listing agent prepare a package for the appraiser if the submitted offer is over listing price to try and support that new price.

Closing

I will make your closing process simple and easy. My team will help ensure that everything goes smoothly and we have a great closing.
